Property Management

Common-area cleaning for managed, multi-tenant, and mixed-use properties.

The areas every tenant sees

In a managed building, the common areas do the talking. Lobbies, corridors, elevators, and stairwells are shared ground — nobody's individual responsibility, and the first thing a prospective tenant forms an opinion from.

Property managers need cleaning that runs without supervision and reports back when something needs attention. We scope the work against the building, agree it in writing, and keep one point of contact who knows the property.

Built for buildings you don't stand in every day

Managing a property means relying on people you aren't there to watch. We work to a written scope agreed before service begins, run task-by-task checklists against it, and inspect the work rather than assume it happened.

You get one account manager who knows the building, so questions about the property don't start from scratch each time.

Common areas are often paired with day porter support during business hours and restroom cleaning and sanitation for shared facilities.

Handed over clean, taken on clean

Turnover is when a commercial space is at its worst and most visible. An outgoing tenant leaves marks, residue, and years of wear behind; an incoming one is deciding whether the space feels looked after before they've signed anything.

Move-in and move-out cleans are one-off jobs with no two alike. Size, condition, flooring, and how much time there is between tenancies all shape the scope, so we quote each one after seeing the space.

Scheduled around the handover

Turnover work is dictated by dates you don't control. We schedule against your handover, including evenings and weekends where the window is tight, and agree the scope in writing so there's no argument later about what was covered.

Every turnover is quoted on site. Condition varies too much between spaces for a standard price to mean anything useful.

If the space is coming out of a fit-out or renovation rather than a tenancy, post-construction cleaning is the closer fit.

CONSISTENT RESULTS

The same standard, every single visit

Most cleaning problems aren't about effort — they're about consistency. Your crew works from a documented checklist tied to your scope, so nothing depends on who happens to be on shift.

We inspect our own work and follow up on anything that falls short, rather than waiting for you to find it.

  • A written scope of work, agreed before we start
  • Task-by-task checklists tied to that scope
  • Routine inspections and corrective follow-up
  • One account manager who knows your building
